Varga Homes builds custom homes along the Palm Beach coast. You can bring your own architect and interior designer, or work with the design and architecture team we use every day. We price the drawings, pull the permit, carry the approvals, run the site and hand you the keys.
How much does it cost to build a custom home in Delray Beach?
Three things set it: the lot, the size of the house, and the level of finish. A waterfront lot carries costs an inland lot does not — seawall and dock work, flood elevation, and specification that has to survive salt air — which is why two houses of the same square footage on this coast can be far apart. We price the architect’s drawings line by line before construction starts, so the cost of every decision is known in advance rather than discovered afterwards. A real number for your project comes from the drawings, not from a price per square foot.
Do I need my own architect?
No — you can use ours. Varga Homes has a design and architecture team it works with every day, and most clients start there. If you already have an architect or an interior designer you want to use, they stay your team throughout and nothing changes. Either way the drawings are priced as drawn rather than value-engineered into something else, and clients keep complete freedom over finishes, layouts, materials and upgrades.

Who actually runs the job?
Stephen Varga, the owner, is on site several times a week, with an onsite construction manager assigned according to the size and scope of the job. Varga Homes has five to eight houses going at any one time. We work with preferred subcontractors we have used for years, and we are open to trades you want to bring in.
What does the site work involve on this coast?
Permitting is where coastal projects stall, and it is the part of the job most owners underestimate. Varga Homes handles town approvals, engineering, and the flood-zone and elevation requirements that apply along the Intracoastal and the barrier islands. Every town on this coast reads those requirements slightly differently, which is why local experience is worth more here than it is inland.
The full sequence, from the first walk of the lot to handover, is set out on the process page.
