How much does it cost to build a custom home in Delray Beach?
Cost on this coast is set by three things: the lot, the size of the house and the level of finish. A waterfront lot carries work an inland lot does not — seawall and dock, flood elevation, and specification that has to survive salt air — so two houses of the same square footage here can be far apart. Varga Homes prices the architect’s drawings line by line before construction starts, so the cost of each decision is known in advance rather than discovered afterwards. For a figure on your own project, the only honest answer comes from the drawings.
Do I need my own architect?
No — Varga Homes has a design and architecture team it works with every day, and most clients start there. If you already have an architect or interior designer you want to use, they stay your team throughout and nothing changes. Clients have complete freedom over finishes, layouts, materials and upgrades either way.
Where does Varga Homes build?
Varga Homes builds along the Palm Beach County coast, including Highland Beach, Boca Raton, Boynton Beach, Hypoluxo Island, Lantana, Manalapan, Ocean Ridge and Delray Beach. Stephen Varga has lived in the Boynton Beach, Delray Beach and Ocean Ridge area since 1982, with family in the area since the 1960s.
What is different about building on the Intracoastal or a barrier island?
A waterfront lot carries approvals an inland lot does not. The seawall and the dock are permitted separately from the house, flood elevation sets the floor height, and everything specified on the water side has to survive salt air. Those requirements shape the design rather than following it, which is why they are settled early.
Do you take on renovations, or only new homes?
Varga Homes builds new custom homes and takes on high-end renovations. A whole-house renovation on the water carries most of the complications of a new build, including the flood-elevation and permitting requirements, so it is run the same way.
Do you help me find land?
Yes. Varga Homes has helped many clients find the right property, and Stephen will look at a lot with you before you buy. What a site allows is the first thing that shapes a home on this coast, and it is far cheaper to learn a lot’s limits before closing than after.
Who runs the job day to day?
Stephen Varga, the owner, is on site several times a week, with an onsite construction manager assigned according to the size and scope of the job. Varga Homes has five to eight houses going at any one time. We work with preferred subcontractors we have used for years, and we are open to trades you want to bring in.
What happens if I want to change something mid-build?
Changes are normal and we expect them. In Stephen’s words: once you see it built rather than on paper, there are always changes. Accommodating them is part of the job rather than an exception to it.
How involved do I have to be?
As involved as you want to be. Some clients are on site constantly; others hand it to us and the design team and show up when the house is finished. Both work.
Who do I call if something goes wrong after I move in?
Our office. Every completed home carries a warranty, and after handover the office is the single point of contact.

Varga Homes, Inc. was founded in 2007, and Stephen Varga has more than 30 years in construction on this coast. He ran his own sculpture studio in Delray Beach through the 1990s before building homes full time.
