Delray Beach is where Varga Homes is based, and where Stephen has built and lived for decades. It is also the most varied of the towns we work in — canal-front lots off the Intracoastal on one side, deep inland lots with room for a single-storey house and a long lawn on the other.

Our single-story home in Delray Beach is inland, laid out along its back edge so the main rooms open onto a covered loggia, an outdoor kitchen and the pool beyond.

Building on the water here means seawall and dock permits, flood elevations that set your floor height, and a town approval process that rewards knowing it in advance. Building inland is simpler, and the money goes further into the house itself. Which one suits you depends on whether you want a boat at the end of the garden.
