What makes the first call useful
You do not need drawings or a finished brief. It helps to know three things:
The land. Whether you own a lot, have one under contract, or are still looking. If you have an address, bring it — Stephen will likely know the street.
The timing. When you would want to be in, and whether anything is driving that date.
The budget. A range is enough. It is the fastest way to a straight answer about what is achievable on a given site, and it saves everyone the long version of a conversation that was never going to work.
Already have plans?
If you are holding architectural drawings, or a bid from another builder you want measured against, say so when you call. Stephen will tell you plainly whether the numbers look real for this coast.
