Varga Homes takes a home from the first look at a lot through to handing over the keys. There is a lot of consultation before anything reaches permitting. We price the drawings, pull the permit, carry the approvals and run the site. You can bring your own architect and interior designer, or work with ours.

Consultation
We walk the lot together and talk through what you want to build, the timeline and the budget. If you are still looking, we will look at properties with you — we have helped a lot of clients find the right one. What a site allows is the first thing that shapes a home here.
Design and budget
The house gets drawn — by your architect and interior designer, or by the design and architecture team we work with every day. We price it line by line, so you see what each decision costs before it is built rather than after. Clients have complete freedom over finishes, layouts, materials and upgrades.
Selections
Materials, fixtures and finishes are chosen before they are needed on site, not while the trades are waiting. We guide you through the selections and show what each one does to the price and to the schedule, so the decisions are made once.
Permitting
This is where coastal projects stall. We handle town approvals, engineering, and the flood-zone and elevation requirements that apply along the Intracoastal and the barrier islands.
Build
Stephen is on site several times a week, with an onsite construction manager assigned according to the size and scope of the job. We work with preferred subcontractors we have used for years, and we are open to trades you want to bring in. If something needs attention after handover, you call our office.
Handover and warranty
A final walkthrough, the keys, and a warranty on the completed home.

The build, stage by stage
Once the permit is issued, a build moves through the same sequence every time. Knowing the order is what makes a long project legible — you can see where you are, and what comes next.
Slab
Site preparation, foundations and the concrete slab. The underground plumbing and conduit are set before the pour.
Shell
Exterior walls and structure go up, and the house takes on its footprint and its height on the lot.
Framing
Interior framing and roof structure, followed by the rough-ins for plumbing, electrical and air conditioning.
Drywall
Insulation and board. The interior is closed in and the rooms read as rooms for the first time.
Finishing
Cabinetry, tile, millwork, fixtures and paint — the selections made months earlier arrive and are installed.
Completion
Final inspections, a walkthrough together, and the keys.
